Project: Renovation of the office building, Bachemstrasse 4-6, 50676 Cologne - Altstadt Süd
Facade:
  • The facade was painted on the front and back
  • The windows in the offices were all renewed, so there is now a high level of soundproofing
Indoor area:
  • The stairwell was painted
  • The 3rd floor serves as a show floor and was equipped with a high-quality designer carpet
  • All walls and ceilings were filled and painted white
  • A new lighting concept was created using new LED lamps (Tween Light LED Panel)
  • Some of the offices on the show floor have been furnished to give a potential tenant a better idea of the space
  • All other floors are currently in the refurbished raw state in order to give the potential new tenant the opportunity to arrange and furnish the floors according to their ideas
  • The sanitary rooms (M / W each separately) on all floors were equipped with a high-quality vinyl floor, painted in a matching color, new ceramics, as well as a spacious new vanity was installed to provide more comfort
  • The kitchen rooms have been painted
  • A new DV cabling (CAT 6, 100 Mbit / s) was set up
  • The elevator was subjected to a technical inspection
  • Modern security concept:
  • The building has a new video doorbell system at the entrance
  • Renewal of the camera surveillance system

Outdoor area:
  • The courtyard was painted
  • The floor of the courtyard was cleaned with a high pressure cleaner
  • The entrance area was replanted by a gardener and landscaper
  • On the back (towards Neuköllner Straße) the green area was planted with high quality grasses by a gardener and landscaper
  • A new area for the garbage cans was built

Marketing:
  • Creation of the advertisement and promotion of online marketing
  • Creation of the exposé
  • Communication and inspection of the property with interested parties
  • Conclusion of a rental agreement

Administration:
  • Maintenance of the office building
  • Repair of the office building (area of responsibility for repairs and beautification measures)
  • Checking compliance with the house rules
  • Direct contact for tenants (also in emergencies)
  • Management of community funds
  • Coordination with craftsmen, technicians and cleaning staff
  • Implementation of the resolutions of the owners
